It's worth more in states like New York, New Jersey due to it's preban status. California too that I recall.
Up to you though. In all fairness. 400 is a fair price. But in this market probably 325-350 is reasonable as well.
So in other words, buy it, hold on to it. But don't hold your breathe on it increasing in value right away.
