Theres a million sites online, some seem legit, some seem spammy, wondering who has the best reputation as an agent finder?

Try just walking in to a real estate office. You are basically hiring an employee on a contact basis. Talk to the BROKER about your needs. Get a recommendation from them on a couple agents in the office. Then talk to the agents face to face. Pick one.

My recommendation is to try Coldwell Banker first then Keller Williams.

I tried that to sell my dad's house. It worked, she sold it really fast. She turned me down to go celebrate though. Honestly, I would just ask friends for a recommendation. Make sure they do it full time.

That said, I sold my duplex by myself to avoid commission. Paid just under a grand in 2005 for a promo pack and to get it on MLS. It worked well.

You can go to trulia.com or realtor.com or zillow.com and plug in your criteria to get a sample of houses you like. Then simply contact that listing agent to see the property.

Best case scenario: you find a house you love, the listing agent has shown you the house, and you can broach the subject of a lowered realtor's fee if said agent is agent for both buyer and seller. That used to be called a "transaction agent" back in the day. Not so anymore.

Regardless, if you're buying, you can do a lot of your own homework. Used to, only agents had access to all the data we can now get off the above web sites.

    That’s what I did.

And the listing agent was a hawt chick that waived her fee because there was no real work on her part.
